Our verdict
EstateGuru is the most instructive platform on this list, because it is the one that shows what property collateral is actually worth when the cycle turns. Its German loan book deteriorated badly, default rates rose sharply, and recovery through enforcement has taken years rather than the months investors expected. The platform handled it with more disclosure than most would have — but the lesson stands: a first-rank mortgage does not prevent losses, it only changes how long they take to crystallise.
What works
- First-rank mortgage security on the large majority of loans
- ECSPR licensed and among the longest-running property platforms in Europe
- Published detailed recovery data through a genuinely bad period instead of hiding it
- Secondary market available
What doesn't
- The German portfolio suffered severe defaults and recovery has been very slow
- Realised returns have come in well below the advertised figure for many investors
- Enforcement on property collateral takes years, during which capital earns nothing
- Development lending is inherently more cyclical than consumer credit
Who this is for
Investors who want property exposure, understand that recovery is measured in years, and are sizing the position accordingly. Read the German loan book history before you commit.
